A new single-family house is inserted into a constrained urban site shaped as much by regulation as by landscape—ECA limitations, setbacks, establish a tight framework, while existing trees and revegetation requirements demand a careful, almost surgical placement of the building. Within this, the project seeks clarity rather than compromise: a vertical organization that lifts the primary living spaces into light and view, orienting them toward Lake Washington, while anchoring the house lightly to the slope and preserving the ground plane.
The program is both precise and adaptable—spaces for living, working, wellness, and retreat are layered across levels, allowing future transformation without loss of coherence . Large apertures extend the interior outward, framing the lake and the surrounding trees, while the architecture negotiates between privacy and openness, density and calm. The result is a house that reads as inevitable—formed by its constraints, yet transcending them through proportion, light, and a disciplined response to site.
