Situated on a 1.01-acre site within an RSL (Residential Small Lot) zone in Seattle, the project encompasses 30 saleable dwelling units. These include 9 Single Family dwellings with 9 Attached Accessory dwellings and one multi-family structure with 12 Townhouse dwellings.
In the context of density limits defined by SMC 23.44.017 for RSL zones, a minimum lot area of 2,000 square feet per dwelling is established, resulting in a density limit of 22 dwelling units for this site. The median density for this site would be 11 dwellings per acre. Therefore, the project optimizes the saleable units per acre by incorporating units that fall within the zoning code's definition of "accessory dwellings," resulting in a total of 30 saleable units per acre.
The project also provides 30 parking stalls, covered bicycle storage, common community space, and private yards, all while remaining in compliance with zoning and building code regulations.
